Located in the heart of the western suburbs of Chicago, the Village of North Aurora is nestled along the scenic Fox River Valley in Kane County. We are home to an educated and diverse labor market with available property to meet your development needs.

Easy access to I-88, Route 31, Route 25 and Route 56 (Butterfield Road) are just a few of the many reasons retail development and housing development has been extremely vibrant here over the last several years. Recent retail projects include a new home for Woodman's Grocery Store, Target and JC Penney to name a few.

North Aurora has a nationally recognized land use plan which promotes such quality of life ideals as open space, preservation of natural areas, farmland protection and historic preservation. A team of professionals will work with you through the development process as you expand or relocate your business to the area.

Revolving Loan Fund

North Aurora has a pool of funds to assist businesses expanding or locating in the community. The amount of the loan is based on funds available and the number of jobs created. Reduced interest rates can be as low as 3% depending on prospect needs. Funds can be used to acquire property, equipment and various working capital needs.

Rt. 31/Lincoln Highway TIF District

The Rt. 31 TIF District includes properties with frontage on Rt. 31/Lincoln Highway, bounded roughly by Oak Street on the North, the Fox River Trail on the east, Sullivan Road on the south and the Burlington Northern Railroad on the west. The total area is approximately 198 acres and prime for retail development and office use.

Education and Training

The Illinois Employment and Training Center (IETC) consolidates all the services career seekers and employers need through its partners. Each partner provides specialized support at one convenient location, 2 Smoke Tree Plaza in North Aurora. It is there you will find skilled and qualified employees. Partnered together is the Illinois Department of Employment Security, Kane County Department of Employment & Education and Waubonsee Community College. Small Business / Micro Enterprise Loans

The Fox Valley Micro Loan Fund fosters small business development by providing products and services that aid in small business start-ups among under-served populations which do not meet traditional lending requirements. The fund also supports existing business by providing products and services that aid in the growth and development of these enterprises.

These are loans that are generally given to those who want to start up a new small business and cannot get traditional bank loans. The maximum standard loan is $50,000 for terms no greater than five years.
